PREPARATION

Our first meeting will be between 30 to 45 minutes. In this session, we delve into your specific requirements and desires, examine your financial alternatives, and most importantly, set clear expectations for your home buying journey. Additionally, we will consider establishing a formal agency relationship if we decide to proceed together. Your trust and understanding are our top priorities, and we aim to guide you seamlessly through this process.

FINANCING

Securing a mortgage pre-approval provides you with a precise amount that a bank or lender is willing to loan you. This critical step empowers you to better understand they type of property we should concentrate on locating. However, if you're planning to make a cash purchase, this step may not be necessary. Regardless a pre-approval letter or verification of sufficient funds is imperative in the home buying process to ensure your financial readiness and most importantly a successful outcome.

SEARCH

During your journey to discover the perfect home or investment our team will diligently curate and present you with the most fitting properties for sale available through the MLS, tailored to your individual criteria and budget. We will also monitor off-market listings and For Sale By Owner properties to expand your potential choices. Our mission is to streamline your property discovery process and assist 
 
 

PRESENTING A OFFER

Once we identify a home that piques your interest and fulfills your requirements, the next step is to prepare an offer. The role of any trusted Realtor is to expertly guide a client through the process of crafting the strongest offer possible. This includes determining a suitable offer price and terms, supported by recent similar sales, the terms of your loan, and other relevant factors. After drafting the offer, we will represent you in presenting your offer with a deadline for the seller to respond.

OPENING ESCROW

After your offer has been accepted, the escrow process begins.  During this time, a title search will provide a historical review of all legal documents related to the property ownership to ensure there are no legal claims against the title of the property, so that title insurance can be issued. This is also the time period where you will receive any relevant disclosures pertaining to the property for you to review and for you to have your home inspection conducted, as well as for your lender to have the home appraisal conducted.

CLEAR TO CLOSE

Having successfully completed your home inspection and appraisal, with the title search confirming no legal claims impeding the issuance of a title insurance policy, and your loan receiving full approval from your lender, it's time to finalize your home purchase! Once you've remitted the funds for your down payment and closing costs, we are ready to close.
